The townhome at 2 Pelham Terrace underwent a comprehensive restoration and modernization in 2020 following its purchase in 2019. The project involved extensive infrastructure upgrades, restoration of historic architectural elements, reconfiguration of living spaces, and substantial improvements to the exterior and garden areas, while preserving the scale and character of the historic South End townhouse.

The work included replacement or modernization of nearly all major building systems. Improvements included a new Mitsubishi VRV heating and cooling system with eight independently controlled zones, replacement plumbing supply lines and sewer main, upgraded 200-amp electrical service, extensive rewiring, replacement gas lines, new water heater, updated ventilation systems, and installation of security, internet, and communications infrastructure.

Exterior restoration work included replacement of the flat roof, installation of a new skylight, repairs to the slate roof, gutter repairs, exterior painting, restoration and replacement of windows, replacement of the front entry door with remote-access hardware, and installation of rooftop access via a pull-down stair and hatch system.

The rear garden and lower level were substantially reconfigured. The kitchen level was opened directly to the garden through a LaCantina folding glass door system, creating direct indoor-outdoor access. The garden itself was rebuilt with new stonework, drainage, landscaping, fencing, lighting, and rear access to a second private way. Moisture mitigation and waterproofing work were also completed at the ground floor level.

The garden level now includes an eat-in kitchen, recreation/media room, full bath, laundry/mechanical area, and direct garden access. The kitchen restoration included custom cabinetry, new countertops, Sub-Zero refrigeration and wine storage, Wolf gas range, integrated appliances, new plumbing and electrical systems, and new flooring.

The parlor level includes formal dining and living rooms organized around a central stair hall and powder room. Restoration work on this level included extensive plaster and ceiling restoration, refinishing of original wood flooring, restoration and replication of trim and millwork details, and installation of two antique French marble fireplaces fitted with gas inserts.

The second floor was restored and configured with a guest bedroom, library, and guest bath. The library fireplace surround was restored, and custom shelving and built-ins were added. The third floor was reconfigured as a primary suite with a large front-facing bedroom, primary bath, and dressing room/walk-in closet area that could also function as a nursery or small bedroom. Custom closet systems, millwork, bathroom restoration, and finish carpentry were completed as part of this work.
Additional work throughout the property included demolition and reconstruction of walls and ceilings where required, extensive plaster restoration, flooring replacement and refinishing, custom carpentry, integrated lighting, wallpaper and painting, bathroom restoration, and preservation and restoration of historic architectural details throughout the home.

The property also includes dedicated parking directly in front of the home via a private way, additional nearby guest parking, and secondary rear access behind the garden.
